Property Management Services
Our Property Management Services include the following:
- Market analysis.
- Marketing and advertising.
- Show property by a state licensed real estate broker only; we don’t give keys to prospective tenants
- Tenant screening including Credit History, criminal background, employment and income verification, and tenancy history.
- Prepare and sign rental contracts.
- Perform move-in/move-out inspections.
- Handle property emergency calls 24×7.
- Handle maintenance calls.
- Hold security deposit
- Collect rent payment, provide late rent notices and coordinate evictions.
- Handle property-related payments such as HOA and insurance.
- Monthly owner’s draw
- Monthly finincial statement.
- Annual statement for tax purposes and 1099.
Maintenance and Emergencies
Every property needs maintenance. We at Kay Group Properties are ready to handle it on your behalf and take the stress out of your hands. We will be there to receive the request and to prioritize and coordinate with the tenants and the contractors. Our property management agreement will clearly outline the amount we may spend on your behalf without bothering you, and we will use the property maintenance reserve funds first when there is a need for a repair. This arrangement will make the maintenance & emergencies process smooth and efficient and will require your attention only for the major issues.
Owner's draw and Reports
Kay Group Properties pays out owner draws (net income) by the 10th of the month or the first business day following the 10th. Your monthly draw can be mailed or deposited to your account, bank fee charges may apply. Please allow a few business days for the check to arrive or the money to be available in your account. By the middle of the month, you will receive a cash flow statement that shows all finaincal activity on your account for the month. End of Year financial reports and 1099 form will be delivered once a year. Other financial reports are available upon request.
Application Screening
We believe that good screening is a key to keeping your property in good hands. All prospective tenants will go through a screening process using different reporting services that allow us to review their history, including credit, rental, criminal background, and employment/income verifications. You will recive a summary that will provides you the information needed to make a decsion while keeping the process comply with rules and regulations. The final decsion is yours
Rental Contract
Kay Group Properties use a standard North Carolina Board of Realtors rental contract.
It outlines all aspects of the agreement such as when payments are due, late fees, tenant and landlord responsibilities.
